Unfortunately, housing is always in need of constant maintenance. Whether it's a new paint job, a new roof, pests, insects, and appliance repairs - owning a home is very expensive. As any single parent knows, one must maintain a cash flow of income to support the children and if the house becomes a burden and can't be maintained, selling it won't be an option either. If you buy a home, then you must not only pay the mortgage but you must maintain it to recoup your investment.

* Make sure all repairs are done before you move in
* Buy a policy to cover the major appliances in case they break

A little foresight can save a lot of money down the road. Anything that is old or aging should be negotiated in the contract for replacement. If the home seller doesn't do it, you can be sure you will be doing it.

An old roof is the most expensive proposition if it needs replacement because of the way people can double-shingle it. If it is double-shingled, the job can be two or three times more expensive than single-shingled roofs to replace it.
